NorthShore 770 is a new mixed-use development covering over 15 acres of prime property in Northbrook, Illinois. It features a Mariano's store anchored in the center with two multi-tenant out lot retail buildings. Over 100,000 square feet of retail space has attracted companies like Chipotle Mexican Grill, Panera Bread, PNC Bank and others to open at NorthShore 770. The project also includes an 8 story, 347 unit luxury apartment building frames the north end.
Vacant property transformed into local destination
Terra Consulting Group was the lead Civil Engineering firm providing the site development services to Morningside Equities Group – Crossroads Partnership for the project.
From the project inception in 2012, to the current construction in 2016, TCG worked with the project team to transform a primarily vacant property into a local destination.
Upon Village approval we prepared detailed construction drawings, stormwater calculations and coordinated with dozens of sub consultants/team members. Numerous permit approvals were needed from local and State agencies to develop the property.
The development of NorthShore 770 extended beyond the property, Skokie Boulevard and Dundee Road required improvements to handle the anticipated traffic demands.
Prior to developing construction drawings, we provided Preliminary Engineering services such as geometric & utility schematics, detention design, cost estimates and due diligence. We presented our designs to the Village of Northbrook at Planning & Zoning as well as Plan Commission meetings.
One of the reasons the property has been long sought after by developers is the easy access to the Eden’s Expressway (I-94), only a block away. We provided Final Engineering services for lane widening, storm sewer, ADA improvements and traffic control layout.
We coordinated with traffic engineers to develop a new intersection on Skokie Boulevard to efficiently channel traffic in and out of the site. Acquiring permits from the Illinois Department of Transportation was the biggest challenge due to the long lead times and syncing the construction with the onsite developments.
