The Shops of Niles
The Shops of Niles is a 41,000 square foot redevelopment of an underused mixed use building in Niles, IL.
Lift to local neighborhood
As part of the redevelopment, the existing building was reduced in size which allowed the property and infrastructure to be improved to current standards for stormwater management and accessibility. The finished product was a major lift to the local neighborhood.
A specialized drainage and stormwater management plan was employed to eliminate drainage to the residential subdivision to the east while not increasing the outflow of stormwater runoff to the Harlem Avenue storm sewer system. This was accomplished with the creative use of retaining walls and surface stormwater detention to avoid the use of an underground detention storage vault.
Permits for this project were required by the Metropolitan Water Reclamation District, the Illinois Department of Transportation, the Illinois Environmental Protection Agency and the Village of Niles.
